LEGAL LL3154 LEGAL NOTICE Notice is hereby given that the Pershing County Regional Planning Commission will hold a public hearing at the regular meeting on Wednesday, April 5, 2017 at 5:30 p.m. at Lovelock City Hall, 400 14th Street in the City Council Meeting Room to hear the following: 1. Public Hearing: Request for review and approval of a Reversion of Acreage application for Clarence Morlan on APN'S: 007-291-35, 36, 37 & 38. The applicant is proposing to combine his four (4) parcels into one single parcel in order to have one large parcel. The parcels are zoned Urban Area-Residential (UA-R) and located at 510, 520, 530 & 540 Airport Road in Pershing County, 2. Public Hearing: Request for review and approval of a Special Use Permit on APN: 010-400-06 for Jasmail Singh. The applicant is proposing to construct a gas station, truck stop and convenience store off of Interstate 80 east bound exit 129 at Rye Patch opposite the closed down truck stop (former Burns Brothers/ Chevron). The parcel is currently vacant land and although the parcel is zoned commercial, the ?truck stop needs a special use permit to operate; the gas station and convenience store are allowed uses under the Pershing County Development Code. Access to the truck stop will be from State Route 401 which is the route to Rye Patch Reservoir. At the time of this report, a more detailed site plan with the proposed total foot print were not available however are being worked on by the applicants Architect and or Engineer. Approval of this Special Use Permit should not result in any adverse effect of surrounding property owners; it should be a boost to the local area economy and Pershing County as a whole. The parcel is zoned Urban Area-Commercial (UA-C) and located in the Rye Patch area off of Interstate 80, exit 129 in Pershing County, NV. 3.Public Hearing: Request for review and approval of a Special Use Permit on APN: 007-490-16 for Hiram & Ashley Knight. The applicants are requesting a Special Use Permit for an existing ?stick built? home they moved onto their property several months ago. The purpose for the permit is to allow the applicants to move their aging relatives, who will be in need of assistance, into the second residence around June of this year. The home is placed on a foundation and is hooked up to power, sewer and water. There will be no significant impact on surrounding property owners as a result of an approval of a Special Use Permit for the applicants. This parcel is not located on prime farmland; it is mostly desert and sagebrush. The parcel is zoned General Rural (GR) located at 1650 Pitt Road and is in the Agriculture Preservation District.
