LEGAL LL3211 LEGAL NOTICE Notice is hereby given that the Pershing County Regional Planning Commission will hold a public hearing at the regular meeting on Wednesday, August 2, 2017 at 5:30 p.m. at Lovelock City Hall, 400 14th Street in the City Council Meeting Room to hear the following: 1. Public Hearing: Request for review and recommended approval of a Master Plan Amendment (zoning change) on APN: 001-192-05 for Kenneth Story. The applicant is proposing to change his Master Plan Designation (sometimes referred to in the City Development Code as the "planned land use" of the subject property to be compatible with the residential type use currently existing on the property and representative of the more desirable utilization of the property in the foreseeable future. The subject property is located at 310 14th Street in the City of Lovelock. There is no evidence to suggest a change in land use will have any effect on surrounding property owners as the majority of the surrounding properties are zoned single family. 2.Public Hearing: Request for review and approval of a Variance application for Velma Souza on APN: 007-271-15. The applicant and property owner are proposing a reduction from the minimum lot size of 2.5 acres to a half acre or less in order to parcel the existing home and separate it from the agriculture land. The applicant said if they are required to maintain the current lot size of 2.5 acres, it will result in the loss of about 2 acres of agricultural land and have an adverse effect on the irrigation of the remaining land. The applicant and property owner are attempting to preserve as much agricultural land as possible and hopes the Planning Commission grants the variance so they can proceed with the parcel map process. The parcel is located at 165 Rogers Road in Pershing County, NV and zoned Low Density Suburban (LDS). 3.Public Hearing: Request for review and approval of a Reversion of Acreage application for Donald Meissner on APN's: 007-301-12, 13 & 14. The applicant is proposing to combine his three parcels into one large parcel for possible future development. The applicant also wants to create one large parcel so he has the ability to split the parcel the way he wants in the future and will also get rid of the existing zig zagged property lines. The parcels are zoned High Density Suburban (HDS) and are located to the east of Borland Estates between Reservoir & Airport Roads (T27N R31E Section 24) in Pershing County, NV. LEGAL LL3204 APPLICATION TO APPROPRIATE WATER NO. 87168 NOTICE IS HEREBY GIVEN, that on the 16th day of June 2017 Duncan Family 2002 Trust of Lovelock, Nevada made application to the State Engineer of Nevada for permission to appropriate 0.0155 c.f.s. of the public waters of the State of Nevada. Diversion is to be made from an underground source (Black Rock Well) at a point located within the NW1/4 NE1/4 of Section 31, T29N, R32E, MDB&M, or at a point from which the SW corner of said Section 31 bears S 40 degrees 02 minutes 52 seconds W, a distance of 5,608.45 feet (approx. 10 miles NNE of Lovelock, NV).
